LQW Realty Development Corp. began as Lin Qi Wei Construction Services (LQWCS), founded in 2014 by Engr. Emmanuel R. Lim. A visionary builder, Mr. Lim believed that every hardworking Filipino family should have the chance to own a safe, well-built, and affordable home.
Rooted in engineering excellence and integrity, LQWCS earned clients’ trust by delivering high-quality residential, commercial, and government projects. Together with its partners, the company successfully completed work for respected institutions — including the U.S. Embassy, the Philippine Military Academy, and Makati Medical Center — building a strong reputation for professionalism and technical expertise.
Mr. Lim’s greatest goal was to create thoughtfully planned communities where families could build secure futures. His commitment to quality construction, fair pricing, and customer trust remains the foundation of the company today.
Under the leadership of CEO/President Ms. Annabelle Abunda, the company is advancing that vision by developing accessible residential communities that offer quality, affordability, and long-term value for homeowners and investors.
In 2022 the firm expanded its focus and became Lin Qi Wei Realty Development (LQW Realty), broadening its role into real estate development. LQW Realty Development Corp. continues to honor its founding principles — building not just houses but sustainable, inclusive communities where families can thrive, investments can grow, and future generations can prosper.

Ms. Annabelle Tabilona Abunda is a Certified Public Accountant (CPA) and Licensed Real Estate Broker (REB) with nearly three decades of extensive experience in corporate management, tax strategies, financial management and reporting, regulatory compliance and governance within publicly listed companies, real estate and holding organizations across diverse industries. Her career spans leadership and consultancy roles in accounting, taxation, and property development, bringing together solid financial acumen and a deep understanding of the real estate sector.
As CEO/President of LQW Realty Development Corp., she spearheads the company’s transformation from a construction-focused enterprise into a forward-looking real estate development firm dedicated to sustainable, inclusive, and high-quality communities. Her leadership is marked by integrity, financial discipline, and a passion for building projects that create long-term value for stakeholders and Filipino families alike.
